Step 1: Intro Call & Investment Criteria

  • Schedule a call
    Meet with one of our founders, Jim or Mattia, to discuss your investment goals and how Sleepover can support your journey.
  • Define your investment criteria
    Together, we'll outline your ideal market, strategy, budget, and other key preferences to guide your property search or evaluation.

Step 2: Property Evaluation & Acquisition

A. Already acquired or offered a property?

  • Fill out our online form with the property details.
  • We’ll review everything and send you an estimate of your potential earnings.

B. Still looking for the right property?

  • We can connect you with a trusted agent or source a property through our network.
  • Once we find one that fits your criteria, we’ll share an earnings estimate based on its potential.

Whether you’re buying or renting, you’ll have time to finalise contracts and complete the legal process.

Step 3: Property Visit & Inventory

  • Schedule a property visit
    Once the acquisition is complete, we’ll arrange a visit to inspect the property in person.
  • Inventory & improvement recommendations
    We’ll assess the space, suggest any upgrades (touch-ups, furnishings, amenities), and provide a detailed quote.
    Need full furnishing? We also offer interior design services.

Step 4: Property Set-Up

  • Touch-ups & furnishing coordination
    If the property needs improvements or furniture, we’ll help coordinate everything as part of the setup process.
  • Deep clean
    Once the property is furnished, we’ll arrange a professional deep clean and deliver fresh linens, towels, and toiletries.
  • Styling and photography
    Your property will be staged and professionally photographed to make it shine online.

Step 5: Listing creation and marketing

  • Listing set-up
    We’ll craft a compelling listing with a strong description and all the right guest policies, and we'll connect it to our channel manager and dynamic pricing tool.
  • Launch and promotion
    Your property will go live on a range of booking platforms based on its type, including Airbnb, Booking.com, Vrbo, Blueground, and more. Plus, we’ll promote it through our social media channels and trusted partner publications.

Step 6: Start earning

  • Access your dashboard
    We’ll set up your payment details and give you access to your dashboard to track performance and bookings.
  • Get paid
    You’ll receive your first payment on the 1st of the month.
