Airbnb’s AirCover remains active

When you host on Airbnb, you’re automatically covered by AirCover. This includes up to $3 million for damage protection and $1 million in liability insurance.

When we list your property on additional platforms to boost your revenue, you don’t need to worry about losing coverage. We’ve partnered with Truvi insurance to automatically provide up to £50,000 in damage coverage for bookings made outside of Airbnb.

If a guest causes damage, you won’t need to lift a finger. Damage reports typically come from guests, cleaners, or our inspection teams, and we handle the entire process with the insurers on your behalf.

Submit proof of your previous rental income

The first 3 months are used to set up the listing, attract guests, build reviews, and establish momentum.

Your guarantee begins in month 4

From months 4 to 15, we track your total earnings.

We cover any shortfall

If your income during the guarantee period is lower than your previous rent, we’ll top up the difference, up to 50% of our management fee.

Example: If your long-term rental earned £3,000/month and Sleepover generates £2,800, we’ll cover the £200 difference.

We provide a complete, hands-off solution. This includes listing creation, dynamic pricing, guest vetting and communication, 24/7 support, professional cleaning, maintenance, monthly inspections, income reporting, and insurance coordination. We also offer property setup and interior design when needed.

Every booking is reviewed to ensure its the right fit. We verify IDs, check IP address, check validity of phone number (no burners accepted), collect deposits, and enforce house rules. Most of our guests are professionals, corporate travellers, or families staying for work or relocation.

All bookings include guest deposits and insurance. Airbnb bookings are protected by AirCover, while other platforms are backed by our Truvi partnership, which covers up to £50,000 in damage. If issues arise, we handle the entire claims process on your behalf.

Yes. If you're on our flexible management model, you can reserve the property for personal use (up to 11 months per year depending on the plan we agree with you in advance). We’ll coordinate everything around your schedule.

If you’re on our management model, income depends on bookings, but our blended short- and mid-term strategy helps reduce gaps. If you’re on our lease model, your income is fixed every month, even if the property is empty.

We offer round-the-clock guest support and respond to all inquiries, check-in questions, or issues within minutes. It’s part of our commitment to seamless guest experiences.

Yes. Our dedicated teams take care of all housekeeping, restocking, linen service, and ongoing maintenance. Monthly inspections help us stay ahead of any issues and keep your property in top shape.

For eligible full-time lease properties, we guarantee that your income will exceed your previous long-term rental rate, or we cover the shortfall (up to 50% of our fee). The guarantee runs from months 4 to 15, giving you a secure transition into short letting.

We offer flexible plans: from 18% for part-time hosts (with personal use), or from 10% for full-time hosts. Our fee covers everything from setup to guest care, so you only pay when you earn. Fees are plus VAT when applicable.

Short-term stays are limited to 90 days annually in London. We manage this by combining short stays with mid-term bookings (91+ nights), allowing you to remain fully booked while staying compliant.
